We were joined on 4 June by Nigel Barclay, Corporate Director, Loan Origination at Homes England, for a timely conversation on the funding tools available to SME housebuilders and the role of the newly launched National Housing Bank.
Nigel opened with an overview of Homes England's remit: accelerating the delivery of high-quality homes by unlocking land, investment, and infrastructure across England. The centrepiece of his talk was the National Housing Bank, established to deploy up to £16 billion in public finance over the next decade, with the aim of attracting a further £50 billion in private investment alongside it.
A practical highlight for Forum members was the SME Accelerator Loan programme, which provides site-specific funding designed to help smaller housebuilders scale. Nigel also walked through real examples of developments already supported by Homes England investment, giving a concrete sense of what access to government-backed finance can look like on the ground. For example, in Yorkshire an SME accelerator loan was given to a small family-owned housebuilder with a £3.8m investment for the delivery of 21 homes, which helped enable their business to grow.
